A contract is an agreement entered into by two parties or more with the intention of creating a legal obligation, which may have elements in writing. Contracts can be made orally. The remedy for breach of contract can be "damages" or compensation of money. In equity, the remedy can be specific performance of the contract or an injunction. Both of these remedies award the party at loss the "benefit of the bargain" or expectation damages, which are greater than mere reliance damages, as in promissory estoppel. From Wikipedia under the

It is more and more common, but not at all typical for a buyer's agent to have a buyer sign a "Buyer's Broker Agreement". The contract basically says that if you buy real estate in the next "X" months you agree to do it through thte agent so they can make a commission. Since you are committing to them then they will commit to you and spend hours and hours running around and showing you all kinds of property. I have been working with buyers for over 10 years and have never asked someone to sign one. I think that it suits me better to develop a relationship with my clients. I have not had a problem with clients leaving me - but that may be an issue for other agents. However if they are reducing the number of sales areas and then have more sales staff than the new areas allow, then yes they could base their decision to keep someone based on who is situated more centrally to the new areas to keep travel expenses to a minimum, which would still fall under geographical locations.
